Liverpool’s Hamilton Hub Offers Huge Investment Potential
Potential real estate investors looking for a hands-off Liverpool property investment are focusing their attention on units in a brand new state-of-the-art purpose-built student development.
Hamilton Hub in the city’s Birkenhead area offers deluxe but comparatively affordable accommodation for up to 200 young people studying at one of the city’s two colleges or three universities. The smart, modern four-storey development is near the beautiful Georgian buildings of the city’s historic Hamilton Square.
Cafe, ‘secret garden’ and super-fast broadband all on-site
Facilities on-site include a gym, cafe and communal lounge as well as parking, bike storage, super-fast broadband and an exclusive courtyard garden. Round-the-clock site managers will also be present at the building, where the accommodation is divided into 142 studios and 58 en-suite pods.
The city hosts more than 50,000 students every year – more than 34,000 of whom require accommodation. They attend one of the five educational facilities – Liverpool University, John Moores, Liverpool Hope University, the Liverpool Institute of Performing Arts and Liverpool School of Tropical Medicine. The units are also being planned as accommodation for the Wirral’s new Marine Education and Training Centre which is to be built as part of the Mersey Maritime Knowledge Hub.
The particular developer on the Hamilton Hub project has extensive experience in student accommodation properties in Liverpool and surrounds.
Yields of eight per cent guaranteed for five years
As far as a potential Liverpool property investment is concerned, investors can look forward to impressive yields of eight per cent and rental assurance for the next five years. They will also receive a 249 leasehold title, while the building itself comes with a 10-year structural warranty. Unit prices start from £45,450 and the development is expected to be completed around autumn 2019.
Meanwhile, investors don’t have to worry about furnishing the apartments since an accommodation pack will be included in the price. Then again, those who prefer to furnish and manage their own investment can do so too.
This particular development, on the corner of Cleveland Street and Adelphi Street, has resulted in the regeneration of the former three- storey Wirral Council building which in turn will benefit the local area. It comes with the council’s full backing.
Wirral Council leader Phil Davies described Hamilton Hub as part of “an exciting development” and one which would “transform Birkenhead’s economy, creating a high-quality offer for skills, retail and leisure in a prime location on our waterfront.”
Liverpool student city nightlife best in UK
Meanwhile, earlier this year Liverpool was voted top UK City for Night Life by a national student poll. The Whatuni Student Choice Awards, saw Liverpool rated higher than such renowned ‘party cities’ as Glasgow, Newcastle and Bristol. Liverpool was described by students there as “very lively,” “incredibly friendly” and “simply amazing.” Comedian Katherine Ryan presented the awards in a glitzy ceremony in London in April.
And on that note, economists reckon students in Liverpool contribute more than £300 million annually to the local economy.
